Gold & Platinum: a built-in tax advantage

The permanent Smart Valve (and, on Platinum, the whole-house filtration) qualify as exempt capital improvements under New Jersey law. Signing Form ST-8 at onboarding waives sales tax on the install labor, adds the cost to your home’s permanent cost basis (which can lower your capital-gains tax when you sell), and may qualify you for homeowners-insurance premium discounts. We do not service, inspect, or climb onto roofs, and we do not perform exterior siding or window replacements.

Replenishment thresholds

Credits are replenished on a whole-credit threshold, with automated warnings as your balance nears the minimum and a separate replenishment bill when you hit it: Silver starts at 3 (replenish at 1), Gold at 5 (replenish at 2), Platinum at 7 (replenish at 3).

Lapsed protection

Maintaining your pre-funded accounts is a requirement of the Concierge Guardian agreement. Letting them lapse triggers a $500 Lapsed Protection Penalty and an immediate suspension of all services and walkthroughs. Reinstatement requires the outstanding balance, the $500 penalty, and a $250 reinstatement fee. If not brought current within 14 business days of notice, the contract terminates for default and remaining balances are forfeited.

Capital-improvement form (ST-8)

Gold and Platinum customers sign the New Jersey ST-8 Capital Improvement Form at onboarding. Beyond compliance, it delivers real tax advantages: sales-tax exemption on install labor, added cost basis, and potential insurance discounts.

Major repairs

We do not open sealed systems or perform major equipment repairs. Licensed master-trade contractors handle those and bill you directly, separate from your plan.

It’s a proactive protection program for your shore home, managed entirely by our dedicated in-house team. Depending on the tier, it gives you a single point of contact for everything from twice-monthly monitoring to premium, pre-funded labor and materials — so you can stop playing property manager and just enjoy your home.

What’s the difference between the Safeguard plan and the Concierge Guardian plans?

Safeguard is monitoring only — we check your home twice a month, send a report, and give you 10% off if you hire us for the repair. The Concierge Guardian plans (Silver, Gold, Platinum) add pre-funded labor (Service Credits) and materials (a Parts Bank) so covered work is handled without you paying on the spot.

What are Service Credits?

Pre-funded professional labor allocations worth $250 each, funded once at onboarding. They cover hands-on work — from minor repairs to custom requests — with no ongoing labor fees until your balance runs low.

What is the Parts Bank?

Your pre-funded material and equipment account. When our team uses a Service Credit for labor, any required materials are drawn from your Parts Bank — so there are no out-of-pocket hardware runs or surprise retail bills. It’s monitored in real time and replenished when it nears your tier’s minimum.

What happens if my Service Credits or Parts Bank run low?

You get automated warnings, then a separate statement to replenish back to par when you reach your tier’s minimum. Keeping the accounts funded is part of the agreement.

Do you handle major repairs like HVAC or electrical?

We handle preventative care and minor troubleshooting ourselves. Major, license-required repairs go to our vetted network of licensed master-trade contractors, who bill you directly and separately from your plan.

How often do you visit my home?

Twice a month during the nine standard months, and once a month during the three summer months.

Can I use my credits for things other than repairs?

Yes. If your home is in good shape, credits can go toward white-glove requests like hanging artwork, assembling furniture, or installing a smart thermostat.

Do the Smart Valve and Filtration systems offer tax advantages?

Yes. Because they permanently upgrade your home, they qualify as exempt capital improvements under NJ law.
